What I am Seeing in High Street, Armadale Retail Rents

High Street, Armadale continues to be one of Melbourne’s strongest boutique retail precincts with rental performance now becoming increasingly property specific.

Well-positioned shops with strong exposure, attractive presentation and practical layouts continue to attract quality tenants and command premium rents with few offerings at any given time on the open market. Secondary locations, oversized premises or properties requiring substantial fit-out are experiencing greater tenant resistance and increased pressure for incentives.

The key message is clear: headline rent alone does not determine market value. Location, frontage, configuration, lease terms and incentives must all be carefully considered when assessing the true current market rental.

High Street is also now witnessing movement between locations and owners. With off market transactions occurring between parties and offerings not visible to the market place.

Rentals are well placed with continuing demand levels supporting rental rates of $800 to $1,100 per square metre depending on all usual facets of an offering.
