Mark Ruttner, Managing Director of FVG Property is proud to announce that FVG will be providing representation as “TRANSACTIONAL MANAGERS” within all submarket of real estate transactions in 2024 and beyond.

As seasoned professionals, this new service allows FVG to orchestrate and facilitate the smooth execution of real estate transactions from inception to closure.

The role demands a high level of real estate professionalism and understanding of the real market and its dynamics.

FVG will play a pivotal role in ensuring that property transactions meet all requirements, and adhere to industry standards, satisfying our clients’ expectations.

Key Responsibilities

Transaction Structure

  • Advising on the acquisition or sale of commercial properties, including negotiation support, due diligence, and transaction structuring.
  • Identifying suitable investment opportunities or potential buyers/sellers.
  • Collaborate with real estate agents, lawyers, professionals and clients to structure viable and sound real estate transactions.
  • Analyse and assess market conditions to provide various transaction alternatives, providing insights on potential risks and benefits, coupled with “live” data capture.
  • Conducting thorough market research to identify trends, opportunities, and risks in specific geographic areas or property types.
  • Analysing local market conditions, vacancy rates, rental trends, and comparable property sales and leasing evidence.

Contract Management

  •  Although clearly not part of the legal fraternity, review of purchase agreements, lease agreements and other transaction related documentation.
Due Diligence
  • Oversee the due diligence process including property inspections, data collection, and analysis of projected levels of value based upon standard guidelines of the Australian Reporting Institute, Real Estate Institute of Victoria, and Royal Institute of Chartered Surveyors.
  • Identify potential issues or risks, via up to date data capture and analysis.
Transaction Coordinator
  • Act as a central point for vendors, agency, and potential purchasers.
  • Coordinating all information required and forming part of flow of documentation and information.
  • Providing guidance on leasing strategies, including lease negotiation, tenant improvement allowances, and rental rate analysis.
  • Assisting tenants in finding suitable commercial spaces based on their specific requirements.
  • Managing and optimising real estate portfolios to align with clients’ overall business strategies.

  • Conducting portfolio reviews to identify underperforming assets and recommending strategic adjustments.
  • Conducting property valuations using various methodologies to determine fair market value.
  • Providing appraisal services for financing, acquisitions, or dispositions.
  • Providing guidance on the development process, including site selection, feasibility studies, and project management.
  • Assessing development risks and recommending strategies to mitigate them.
Compliance and Regulatory Adherence
  • Ensuring professional campaign inclusive of necessary guidelines of State regulations under the REIV guidelines.
Financial analysis
  • Providing the parties with “live” data, analysis and strategy.
Closure of Process
  • Ensure all necessary documentation has been prepared and executed accurately.
  • Ensure closure of transaction.
